Built in 1956 as an apartment building for Siemens-Schuckert Werke AG, the eleven-storey landmark combines the architecture of the 1950s with the zeitgeist of today and has already been let. As the smallest of the eight major cities in Bavaria, Erlangen, together with Nuremberg and Fürth, forms the European metropolitan region of Nuremberg.
The Franconian “Huguenot city” is considered the high-tech center of northern Bavaria and, as a university city, is primarily characterized by the Friedrich-Alexander University and the Siemens technology group. With around 38,000 students, the Friedrich-Alexander University of Erlangen-Nuremberg is not only one of the largest and most research-intensive universities in the country, but also an important employer in the region.
The settlement of the Siemens group and numerous Siemens holdings was and is also formative for the Siemens city. They have made a significant contribution to Erlangen being one of the economically strongest cities in Germany today.
With two nature reserves near the city and 21 landscape protection areas in the city, Erlangen has extensive forest and water areas, wetlands and sand ecosystems. Parking spaces will be available in the building’s own underground car park. There will be covered bicycle parking spaces outside.
The minimum rental period is 6 months. The tenancy can be terminated at the end of the minimum rental period if it is cancelled in due time three months before expiry.
The deposit is three basic rents (the basic rent plus ancillary costs is shown in the tenancy agreement). There are no processing or agency fees.
The deposit needs to be transferred to the landlord’s secure account according to § 551 Paragraph 2 BGB.
Yes, the lease contract includes an index-linked rent. The rent is determined by the price index for the living expenses of all private households in Germany, which is determined by the Federal Statistical Office.
The FIVE11 app is an electronic helper for all tenants and offers numerous added values. All services can be booked at any time via the Five11 app. It also simplifies contact with the neighbourhood manager, caretaker and administration.
The FIVE11 property manager is your local contact when it comes to receiving parcels, for example. The services will be expanded and adapted over time and can be booked flexibly and easily in combination with the FIVE11 app.
There are cellar rooms available. These will be available as construction progresses with the completion of the FIVE.
The property will have a modern range of washing machines and dryers. The appliances can be conveniently reserved, booked and controlled via an app solution. Payment for the washing and drying cycles is also made directly and cashlessly via this method. Temporarily, these appliances will be located in an alternative area directly on the property near the building. Once construction of the FIVE is complete, they will be located in the basement of the directly adjacent underground car park, which residents of the 11 can reach conveniently via direct access from the ground floor.
The keeping of pets is examined on a case-by-case basis and requires the corresponding authorisation from the owner as well as an individual pet keeping agreement.
Internet and TV connections are available. The internet connection is part of the rent and can be upgraded in terms of bandwidth. There will be no classic landline connection.
The Müller Merkle Immobilien team is responsible for letting. The property management company is responsible from the signing of the tenancy agreement and already for the handover of the residential units.
